252 Acres at MOPA Set Aside for Commercial Development

A whopping 252 acres of land acquired for the Mopa international airport will be utilised for commercial development, Chief Minister Laxmikant Parsekar said on Thursday. Addressing media persons, Parsekar said the Mopa airport, the second international airport in Goa, will be built on an area of 84,68,261 sq mtrs (2093 acres), of which 252 acres, over 12 percent of the area, would be utilised for commercial development.

The first phase of the airport will be completed by 2019-2020 and will handle 4.5 million passengers annually, Parsekar said adding that the concession agreement with Bengaluru-based GMR Airports Ltd would be signed on November 8, adding that Dabolim airport will continue to retain its existing status of being an international airport.
Prime Minister Narendra Modi will lay the foundation stone for the airport along with that for the Electronic City at Tuem on November 13 during his visit to the State. Both projects are proposed on public-private partnership (PPP) model.
Speaking in presence of cabinet colleague Rajendra Arlekar, who is the Pernem MLA, the Chief Minister said that the first phase of the airport is expected to be completed by 2019-20 with a total handling capacity of 4.5 million annually. “It would be incrementally increased to 13 million by completion of the fourth phase. The ultimate capacity of the airport is 28 million annually,” he said.
Asked whether the State would be in a position to handle such a large passenger load, Parsekar said that during the BJP tenure, the State recorded a substantial rise in tourist inflow. “In the first year it went up by 20 percent, then 25 percent and in the last season it touched 30 percent rise. We have been able to handle such huge traffic and will continue to do so. It is one of the leading revenue generation sources for the State,” he said.
The airport with code 4F runway, will be capable of handling A380 Jumbo jet aircraft with unrestricted flight operations, Parsekar said. “Having no time restriction, airlines will be able to decide on their efficient fleet and route planning and this will help in competitive costing,” he said adding that the facility will also have a state-of-art terminal building.
The electronic manufacturing cluster proposed at Tuem, in an area measuring 5,97,125 sq mtrs, has been sanctioned Rs 50 crore by Central government and the amount is likely to go up to Rs 60-70 core in the next few days.
“For the very first time, BJP has managed to give two MLAs to Pernem and both are ministers. One is a chief minister. This is the biggest benefit that a remote taluka like Pernem has got. Both projects will help the remote villages to get international status,” the Chief Minister said.
Asserting that in both the projects the bid documents make it mandatory for providing employment to locals, Parsekar said the projects will have significant impact in case of increase in air traffic, job creation and boosting overall state economy.

The Corporation today signed an MoU with three civic bodies, including Khalapur Nagar Panchayat, Kalote Mokashi Gram Panchayat and Nadode Gram Panchayat, representing 11 villages, at a 'Make in India' Week event to develop the township project.

A special purpose vehicle 'Khalapur SPV' has been formed for the project, which would be developed on the lines of CIDCO's Navi Mumbai Airport Influence Notified Area (NAINA), a statement issued here said.

The 11 villages, namely Khalapur, Mahad, Shiravali, Nimbode, Vanve, Nadode, Nigdoli, Kalote Mokashi, Kalote Rayati, Vinegaon and Kandroli Turf Wankhal, have taken the initiative to voluntarily pool land totalling around 3,550 hectares for the project.

The total cost of the project is estimated at Rs 7,909 crore, of which the SPV would invest Rs 3,287 crore for developing internal infrastructure, while CIDCO would contribute Rs 4,622 crore towards city and peripheral-level infrastructure, the statement said.

The development of physical infrastructure on 60 per cent of the land would be the responsibility of the SPV.

The work on the project is expected to commence by 2017, it said.

Apart from this, the Corporation has also signed MoUs with 11 developers, with an investment potential of about Rs 29,000 crore to develop township projects in the NAINA region.

"This will further enhance several investments and business opportunities in the region," the release stated.

Mumbai to Goa in just 6 hours soon: Nitin Gadkari

Travelling to Goa from Mumbai by road may soon take only six hours due to the construction of a new four-lane concrete highway, Union Minister for Roads Transport and Highways Nitin Gadkari said on Thursday.

"It will soon take only six-hours to travel between Goa and Mumbai with the four-lane concrete highway we are building," Gadkari said, adding that the rate of road building by his ministry was 22 kms per day.

Vasai-Panvel track nod by September end

The much-awaited Vasai-Panvel suburban rail corridor is likely to get the go-ahead from the Expanded Board of Railways (EBR) — the central agency made up of senior officials of the Railway Ministry, NITI Ayog and financiers — by the end of September. The railway link is expected to improve connectivity across the Mumbai Metropolitan Region (MMR) and make it more accessible.
This is fourth suburban rail project — after the Mumbai Urban Transport Project (MUTP) III — to receive the go-ahead from EBR within a month.
The 74km Vasai-Panvel suburban corridor worth Rs5, 600crore will have 10 suburban stations and will connect Navi Mumbai directly to the Vasai-Virar-Dahanu section. The project is expected to be complete by 2021.
Currently, more than 2.5 lakh commuters use the existing two railway lines, on which long-distance and goods trains mainly operate.
The Central Railways also operates around 14 Diesel Electric Multiple Units (DEMU) and Mainline Electric Multiple Unit (MEMU) services, which are often overcrowded. The frequency is poor as one service plys every two hours.

“We support the Vasai-Panvel suburban corridor as it will augment passenger capacity to a great extent in Mumbai. MUTP III and Vasai-Panvel will together provide great connectivity to the MMR. The project has been cleared by us and will be tabled before the EBR within 10 days,” said Manoj Singh, adviser (transport), National Institution for Transforming India (NITI) Ayog.
For 70 lakh suburban commuters, the MUTP III and the Vasai-Panvel corridor could translate into and easier, faster and more comfortable commute by 2021.
The project could also open up large parcels of land near Nilaje, Dativali, Juchandra, Kaman Road, Kharbao, Taloja and Navade Road for development. Housing and commercial projects are already being developed in Kharbao and Taloja.
The projects approved under MUTP III involves expanding the suburban rail network up to Dahanu by constructing a third and fourth line between Virar-Dahanu (63km) and Airoli-Kalwa (4km),which will provide easier access for commuters between Kalyan-Panvel and Panvel-Karjat (28km).
All these projects are likely to receive the Cabinet Committee of Economic Affairs (CCEA) approval in October, after which they are likely to be launched by Prime Minister Narendra Modi during his visit to the city on October 31, ahead of the 2017 civic polls.

1st sea-world project set to come up in Sindhudurg

Two sleepy villages, about 555 km from Mumbai, in Sindhudurg district of Maharashtra are set to host the country’s first sea-world project. Chief Minister Devendra Fadnavis has decided to  scale down the project to less than a fourth of its originally earmarked size of 1390 acres in keeping with the demands of local farmers.
Fadnavis on Thursday directed the Maharashtra Tourism Development Corporation (MTDC), which is executing the project, to start acquisition of 350 acres of land to create the water-theme amusement park, oceanarium, underwater tunnels, crafts and arts centre and a few tourist resorts

The project, along the lines of the US-based chain of water-theme amusement parks, was approved by the Congress-NCP regime in 2009, but never took off. Attempts by former local MLA and Congress leader Narayan Rane to push the project in his stronghold of Malvan taluka met with stiff resistance from farmers who were opposed to plans to acquire such a large area which would include their multi-crop land. The gram sabhas of the two villages had unanimously passed a resolution opposing the project.

Real estate investment by ultra HNIs rise to 28% in FY16 on sluggish equity market

The number of Ultra High Networth Households (UHNH) in India increased 7% to around 146,600 in FY16, according to the latest report Top of the Pyramid by Kotak Wealth Management.

In FY16, 39% of UHNI investments were directed towards equity, 28% to real estate, 22% to debt and 11% to alternate investments. "Equity found less favour amongst ultra UHNIs this year, because of subdued performance, which in turn lead to a corresponding rise in other asset classes such as real estate, debt and alternate assets," the report said. "Commercial properties were the biggest and most stable attraction in the real estate market."
